Manorial Counsel  - A dubious company 

on the verge of scamming people!

The prices that this company/platform charge are highly inflated for the titles they sell which come under the possession law of 'Quiet Enjoyment'.                                                                                                                                                                   

Their solicitor/s work for Manorial Counsel and most certainly not the 'client'.  You would not purchase a property and use the same solicitor as the vendor.  The vendors solicitor would tell you to instruct another solicitor otherwise there would be a conflict of interest.  It is no different when purchasing a manorial or feudal title. So, why trust Manorial Counsel's solicitors?

 

Manorial Counsel do not provide their clients with the correct legal paperwork. I received copies of one of their clients paperwork/deeds and there was nothing within the so called legal documentation explaining how Manorial Counsel acquired their title. Without that crucial information detailing the sections of law that covers their acquisition of a title, it is questionable as to their legal right to sell a title. This puts into question every title that they have sold and every title that they have on their platform to sell.

 

A manorial title of 'Quiet Enjoyment' should not be priced in the thousands.  A feudal barony of 'Quiet Enjoyment' should not be priced above £1,750.

 

The manorial title of Barony and Lordship of Ewyas Harold in the county of Herefordshire was sold to J. Eugene Ward on the 15th September 2022. His deed of conveyance confirms this.    Then why did Manorial Counsel sell the same title to a Ukranian Resident on the 6th April 2023?? They had no legal right to and their solicitor has been complicit in placing an illegal notice on The Gazette.

 

The Lordship Title of Hyde in Oxfordshire is legally held by Geoffrey Michael Simpson.  Then why does Manorial Counsel have this same title for sale with an inflated price tag of £2,750. Anyone buying the title from Manorial Council will only receive worthless documentation from that company. A legal complaint would be launched with The Gazette and legal action taken against the purchaser.

 

The manorial title of Lord of the Manor of Spaxton in the county of Somerset is held by Stephen Brian Else. This is a title with a full set of deeds and he purchased this title from the holder on the 12th August 2022.  So why does Manorial Counsel have this same title for sale on their platform?? Again if anyone was to purchase this title they could expect legal action being taken by the current holder. 

 

The manorial title of Lord of the Manor of Keenthorne is legally held by Coeuriot Franck.  Then why does Manorial Counsel have this title for sale on their platform at a highly inflated price?? Again, if anyone was to purchase this title from Manorial Counsel, they would not in actual fact legally own the title, but they would be subject to legal action being taken.

 

So, as you can see, Manorial Counsel should be avoided. This is a dubious company to say the least and their prices are highly inflated.  Titles of 'Quiet Enjoyment' should not be priced in thousands. Anyone purchasing a baronial title from them will be wasting a hell of a lot of money. None are worth anything near the prices they are charging. 

 

DON'T BE FOOLED BY MANORIAL COUNSELS TALK OF THEM USING BARRISTERS TO FIND A WAY TO CLAIM TITLES. THIS IS PURE RUBBISH. THERE IS NO WAY A TITLE NAME CAN BE CLAIMED OTHER THAN UNDER THE POSSESSION LAWS AND THEIR SO CALLED LEGAL DOCUMENTAION GIVE THE GAME AWAY.  ON THEIR WEBSITE THEY DETAIL THAT THEY HAVE OWNED THE RIGHTS TO ALL OF THEIR TITLES  -  MANY FOR SEVERAL MONTHS AND OTHERS FOR SEVERAL YEARS  -  WELL, THERE ARE SPECIFIC LEGAL PROCEDURES TO FOLLOW IN ORDER TO ACQUIRE A TITLE NAME (AND THIS IS WHAT IS BEING POSSESSED, A TITLE IN NAME ONLY) AND JUST HAVING THAT TITLE ON A WEBSITE DOES NOT PROVE OWNERSHIP OF ANY RIGHTS WHATSOEVER.  ONLY LEGAL NOTICES PROVE THAT THE PROCEDURES FOR ACQUISITION HAVE BEEN FOLLOWED BY THE LEGAL LETTER!    NO NEW RIGHTS CAN BE APPLIED TO ANY MANORIAL OR FEUDAL TITLE. ONLY THE CROWN CAN PROVIDE ANY NEW RIGHTS. THE RIGHTS MANORIAL COUNSEL ARE REALLY TALKING ABOUT ARE TWO STANDARD RIGHTS THAT COME UNDER THE POSSESSION LAWS.  

 

NONE OF THEIR LEGAL DOCUMENTATION QUOTES SPECIFIC LAWS AND SECTIONS OF LAW??????

 

I WOULD STRONGLY ADVISE ANYONE WHO HAS PURCHASED A TITLE FROM MANORIAL COUNSEL TO SEEK INDEPENDANT LEGAL ADVICE AS TO THE LEGAL STATUS OF THEIR TITLE.  ALL THE EVIDENCE WE HAVE POINTS TO ALL THE TITLES THEY HAVE SOLD BEING INVALID.

An English lawyer states the following about the contract of the Manorial Counsel company: that the contract is illegally constructed and that the contract is vulnerable. The lawyer also reports that he met a man in a court who bought a title from Manorial Counsel. The client wanted the judge to address him with his title, the judge refused on the grounds that he could not understand where the restored title came from and who the previous title owners were. Among other things, the lawyer notes that the document does not tell him that the seller currently owns the Lordship. Nor could he determine how they restored the Lordship title and how they restore it and how they can claim it.

7.1. THE CONTRACT AND LORD OF HATHERDEN

To be able to write this article and to get a contract, I bought myself one of the titles in question. I am the proud "Lord of Hatherden, in the Parish of Andover with Foxcott in Hampshire. The brazen thing is that this title is already on sale again, only with the addition" or Kings Hatherden ", ie Lord of Hatherden or Kings Hatherden. This says it all.

I did a thorough search of the contract and found that the company did not use a single paragraph from any law book. The only thing they have done according to the contract is that they have searched for the Lordship / Baron title, if this is dormant. They have developed a "unique methodology" to research titles, restore them under any law, and have them verified by lawyers who are knowledgeable in feudal titles and land rights. I did a thorough research for the lawyers and not one lawyer says in their portfolio and vita that they are real estate lawyers and that they are quite familiar with the feudal law. Anyone who has undergone such training will probably also include them in their portfolio. One of them is primarily a lawyer for family law and apparently has no idea of real estate.

 

9. CONCLUSION:

English Lordships cannot be restored because they are classified as Incorporeal hereditament (not physical possession) and the restoration is not possible through the Limitation Act (1980). The Lordships are usually inherited, whether the heir knows about it is not of concern. 

The contract of the respective company should be doubted, since an English lawyer is completely correct that the contract does not show how the company can restore and claim the Lordships. I can confirm this, because I have such a contract and no paragraphs are provided that would allow one to restore a Lordship.

 

So, here you have it.  If you are considering purchasing a manorial or feudal title from Manorial Counsel, would it not be more advisable to instruct your own solicitor. Nothing detailed on their website is the truth. It is complete rubbish that Manorial Counsel has consulted with Barristers. Don't be fooled!  Instruct your own independent solicitor.  There is already plenty of warnings out there about this company/platform. You will be ripped off if you disregard the warnings.
